What exactly is Signlet?

A digital tenancy transaction room. It covers the stretch between finding a tenant and having a live, legally documented tenancy: agreement, signatures, deposit protection, rent and the communications record.

Is it a property-management system?

No. There is no listings feed, no maintenance contractor network and no full portfolio accounting. Signlet does the transactional layer and the record, and leaves the rest to whatever you already use.

What does it cost?

A one-off £5 setup fee per tenancy, charged to the landlord when the agreement goes live, then 0.1% of each transaction that passes through the portal — rent and deposit. No monthly fee, and nothing to pay to draft or sign. The only other charge is the £50 dispute escalation fee, payable by the landlord.

Yes. Tenants pay their rent and deposit and nothing else, and dispute escalation costs them nothing.

Which deposit schemes do you support?

The Tenancy Deposit Scheme (TDS) and the Deposit Protection Service (DPS). You choose the scheme when drafting the agreement and the reference is recorded against the tenancy.

Is the deposit cap checked?

Yes. The builder flags a deposit above the statutory five weeks' rent cap before you can send the agreement.

Are electronic signatures valid for a tenancy agreement?

Assured tenancy agreements in England and Wales can be executed electronically. Signlet timestamps both signatures and stores them against the tenancy.

Do you do tenant referencing?

Not at present. Signlet assumes you have already chosen your tenant.

Who can read the messages?

Only the landlord and tenant on that tenancy. The thread is private and downloadable as a transcript by either party.

Can I use it for a tenancy that has already started?

Yes — create the property and tenancy with the existing dates, and use the portal for rent, messages and the record from that point on.
